Mechanics lien filing

Still inside your deadline? File the lien.

A mechanics lien is a claim against the property itself. The owner can't easily sell or refinance until you're dealt with, and that gets attention fast.

We prepare, notarize, record and serve the lien for you, so you can stay on the job site instead of at the county clerk's office. GCs, subs and suppliers in 19 states.

FAQ

Mechanics lien questions

How much does it cost to file a mechanics lien?

$199 to $500 per lien. That covers preparing, notarizing, recording and serving the lien. County recording fees, notarizing and serving are all included.

How fast can you file?

Most liens are filed within 2 business days of getting your info. If your deadline is close, tell us when you call and we'll prioritize it.

Can I file a lien if I was a sub or a supplier, not the GC?

In most states, yes. Subs and suppliers usually have lien rights, but many states require a preliminary notice first. We'll check what applies to your job.

What if I never sent a preliminary notice?

It depends on the state and the job. In some states you can still lien, in others your rights are limited. Call us with your dates and we'll tell you where you stand.

Will a lien get me paid?

It often does, because owners can't easily sell or refinance with a lien on the property. It isn't a guarantee. If the lien doesn't produce payment, we can move the account into collections.

Do you file liens on homes?

Yes, in the states we serve. Residential and homestead jobs often have extra notice and contract requirements, so send us your contract and dates up front.
