Finding the legal owner and legal description
A lien has to name the owner and describe the property correctly. In Collin County we pull that from the Collin Central Appraisal District (CCAD) property search, then check it against the deed records. The street address on your invoice is often not enough: the record owner may be an LLC, a trust or a builder, not the person who hired you.
Collin County is one of the fastest-growing counties in the state, and Frisco, Prosper and Celina all cross into Denton County. New subdivisions can be platted before addresses settle, so we use the CCAD legal description rather than the street address alone.
