Skilled trades

You run crews, trucks and material bills. One unpaid job can wipe out a month of profit. LevelSet Collections files mechanic's liens and collects unpaid invoices for trade contractors, whether you worked for a homeowner, a builder or a GC on a commercial job.

What nonpayment looks like in the trades

Every trade has its own version of the same problem. A few common ones we see:

  • Roofing: You replace a roof on an insurance claim. The check goes to the homeowner, and the homeowner spends it on something else.
  • Plumbing: You rough in and top out a new build for a builder. The builder stops answering after the final inspection.
  • HVAC: You do a full change-out. The customer says the system "doesn't feel right" and won't pay the balance, but won't let you come back out either.
  • Electrical: You finish a commercial tenant finish-out. The GC is holding your final draw while they fight with the owner over something that has nothing to do with you.

We also work with painters, concrete and flatwork crews, flooring installers, fence and metal fabricators, well drillers, landscapers and other trades.

Your lien rights come with the work

If you improved the property, whether you added a roof, a system or a wall, most states give you the right to file a mechanic's lien on it. That's true whether you contracted with the owner directly or worked under a GC. A lien is filed with the county, attaches to the property title, and has to be dealt with before the owner can sell or refinance cleanly.

Lien rules change by state, by type of property (residential, homestead, commercial) and by who you contracted with. Deadlines are strict. That's the part we handle.

Two ways we get you paid

Mechanic's lien filing. $199–$500 per lien, including recording fees, notarizing and serving. Pre-lien notices are $100. Typical turnaround is 2 business days. Learn more about lien filing →

Collections. For past-due accounts, jobs past the lien deadline, or customers with multiple open invoices. 10%–33% contingency. No collection, no charge. Learn more about construction collections →

FAQ

Skilled trades FAQs

I did a small job — is it worth filing a lien?

That depends on the balance. Our liens start at $199 with recording, notary and service included, so on many jobs the math works. If it doesn't, collections may be the better fit since you only pay if we collect.

The homeowner says my work was bad. Can I still lien?

A dispute doesn't automatically block a lien. If you did the work and it's unpaid, you may still have lien rights. Filing often brings the owner back to the table to settle the actual issue.

Can a roofer lien a house when insurance paid the homeowner?

Often, yes. Your contract was for the work, and the work improved the property. Who the insurance check went to doesn't change that. Homestead rules may apply, so we review the contract first.

Do I need a written contract?

Some states and some property types, like homesteads in Texas, require one. Others don't. Send us whatever you have — contract, estimate, texts — and we'll tell you where you stand.
