LevelSet Collections prepares and records Snohomish County mechanics liens for contractors, subcontractors and suppliers on jobs in Everett, Lynnwood, Marysville, Edmonds, Mukilteo, Lake Stevens, Mill Creek, Monroe and Arlington. We have filed more than 1,100 liens since 2020, and one all-inclusive price covers the whole Snohomish filing.

Quick answer: A Snohomish County mechanics lien is a claim of lien recorded with the Auditor’s Recording office on the first floor of the Robert Drewel Building, 3000 Rockefeller Avenue, Everett. Plan to arrive at least 30 minutes before the 5 p.m. close. The claim is due 90 days after your last day of work or delivery. See the full Washington deadlines and statutes.

Where Snohomish County liens are recorded

Snohomish County claims of lien are recorded by the Auditor’s Office in the Customer Service Center on the first floor of the Robert Drewel Building, 3000 Rockefeller Avenue, Everett. Hours are 9 a.m. to 5 p.m. weekdays, and the county asks customers to allow 30 minutes to finish before closing. Mail goes to Snohomish County Recording, M/S 204, at the same address.

The county’s approved e-recording vendors are CSC eRecording Solutions, eRecording Partners Network, Indecomm Global Service and Simplifile. A document that needs excise tax review has to stop at the Treasurer’s Excise Tax counter before it can be recorded. A claim of lien doesn’t, but it’s a common reason for a second trip. We e-record Snohomish County liens.

Finding the owner and the notification system

The county’s own FAQ on who owns a property starts at the Assessor’s property search by street address or parcel number, and the Snohomish County Online Property Information map (SCOPI) lets us click a parcel on the map. From there we pull the vesting deed from the Auditor’s recorded documents search.

Snohomish County’s free Recorded Document Notification System emails signed-up owners when a document is recorded under their name or parcel number, with the document type and recording number. An owner who’s signed up may know about the lien the day it records.

Where we file across Snohomish County

Snohomish County has 20 cities and towns: Arlington, Bothell, Brier, Darrington, Edmonds, Everett, Gold Bar, Granite Falls, Index, Lake Stevens, Lynnwood, Marysville, Mill Creek, Monroe, Mountlake Terrace, Mukilteo, Snohomish, Stanwood, Sultan and Woodway. Bothell also appears on King County’s list, so a Bothell job is recorded in whichever county the parcel sits in.

Snohomish work runs from aerospace and industrial projects around Everett and Paine Field to apartments and new subdivisions in Marysville, Lake Stevens and Arlington. On the public side, the county’s roughly $37 million Arlington Operations Center redevelopment has work continuing through 2027, and the $4.43 million first phase of the Everett Intermodal Facility expansion began June 15, 2026. Public work in Washington isn’t lienable; it runs on retainage and bonds.

What sinks liens in Snohomish County

  • Arriving at 4:45. The office closes at 5, and the county asks for 30 minutes to complete a transaction.
  • A Bothell parcel in the wrong county. Bothell straddles the King–Snohomish line. Confirm the county before recording.
  • A supplier skipping the Notice to Owner. Without a required notice, the lien can’t be enforced.
  • Missing first and last dates. The claim has to show the first and last dates you furnished labor or materials.
  • No copy to the owner. The recorded claim has to go to the owner within 14 days. See the Washington deadline table.

How LevelSet handles a Snohomish County lien

  1. Intake. You tell us the job address, the full contract chain, your first and last delivery or work dates, any Notice to Owner you sent and what you’re owed.
  2. Statutory form. We find the parcel in the Assessor’s search or SCOPI, confirm it’s in Snohomish County, pull the deed and prepare the Washington claim of lien.
  3. Notarization. Matt Rush signs the claim as agent for the claimant under penalty of perjury and acknowledges it in front of a notary.
  4. Recording. We e-record it with the Snohomish County Auditor through an approved vendor.
  5. Service. The owner gets a copy of the recorded claim within 14 days, and the general contractor gets one too.

Example: a Snohomish County deadline walk-through

Example: A ready-mix supplier makes its first delivery to a Marysville warehouse project on April 6 and sends its Notice to Owner on May 20, which reaches everything delivered from March 21 on. Its last delivery is September 15, so its claim of lien has to be recorded in Everett by December 14 (90 days), with the owner’s copy mailed within 14 days after recording.

Too late for a Snohomish County lien?
