Home › Mechanics Lien Filing › Deadlines by State

Every state sets its own clock for mechanics liens, and missing one date can wipe out the claim. This chart puts the four deadlines that matter most side by side for the 18 states where LevelSet Collections files: the preliminary notice, the lien filing deadline for general contractors and for subs and suppliers, and the deadline to sue to enforce the lien. Each row cites the statute and links to our full guide for that state. Click any column heading, or use the Sort by menu, to reorder it.

Not legal advice. This chart is a general summary of private-project deadlines, checked against each state's statute in October 2026. Laws change and many deadlines have exceptions (residential rules, public projects, notices of commencement or completion). Use it as a starting point, not as legal advice for your job.

How to read this chart

  • Preliminary notice is the early notice some states require before a lien is valid. Where a state has none for most claimants, the chart says so.
  • Lien filing deadline is the last day to record the lien. "Last furnishing" means the last day you provided labor or materials on the job.
  • Enforcement is the deadline to file a lawsuit to foreclose the lien. If it passes, the lien expires.
  • Sorting by deadline uses the approximate number of days, so you can see which states move fastest.
