LevelSet Collections is a construction collection agency based in Carrollton, working accounts across the Dallas-Fort Worth area for general contractors, subcontractors and suppliers. When the lien deadline has passed, the lien didn't produce payment, or there was never anything to lien, we go after the money directly. We work on contingency, 10% to 33%, and if we don't collect, you don't pay.

Real DFW accounts we collected after the lien deadline passed

  • Tarrant County: A concrete sub on a new custom home was owed $9,650. The lien deadline had passed, so the account went to collections, and the sub was paid in full 38 days later after negotiations with the builder.
  • Ellis County: A flooring sub on a residential remodel was owed $4,280. The lien deadline had expired, so the account went to collections, and the contractor paid in full 6 weeks later.
  • Wise County: An HVAC sub on residential new construction was owed $8,940. The lien deadline had passed, so the account went to collections, and payment was secured 74 days later.
  • Hunt County: A roofing materials supplier on a multi-home development was owed $32,600. The lien deadline had passed, so the account went to collections, and the supplier was paid in full after more than four months of follow-up.

Missing the lien deadline ends your claim against the property. It doesn't end the debt.

How a DFW collection works

  1. Send the account. Invoices, contract or work order, texts and emails about payment, and the debtor's contact info.
  2. We check your lien rights first. If you're still inside the Texas deadline, we'll tell you, because a lien is usually stronger.
  3. Formal demand. A written demand on LevelSet letterhead with the amount, the job and a deadline to pay.
  4. Follow-up. Calls, emails and second notices to the debtor and anyone else in the payment chain.
  5. Negotiation. Lump sum or a written payment plan that you approve.
  6. You get paid. Funds come to you, less our fee. If an account needs a lawsuit, we'll tell you so you can bring in an attorney.

When collections beats a lien

  • Your Texas lien deadline passed (the 15th of the 4th month after your last month of work on commercial, 3rd on residential).
  • The job was a homestead with no signed, filed contract.
  • It was a public job (bond claim deadlines may still be open: payment bond claims).
  • The lien is filed but the owner is waiting you out.

Frequently asked questions

How much does a construction collection agency charge in DFW?

We charge a contingency of 10% to 33% of what we collect, and nothing if we don't collect.

Can you collect if my lien deadline passed?

Yes. The deadline ends your lien rights, not the debt. Several of our DFW accounts were collected after the lien deadline had passed.

Are you a law firm?

No. We're a collection agency. If an account needs a lawsuit, we'll tell you so you can bring in an attorney.

Is there a minimum account size?

No.

This page is general information, not legal advice. LevelSet Collections is not a law firm; we prepare and file liens and notices as agent for the claimant. Deadlines change and depend on the facts of your job, so confirm your dates with us before relying on them.
