Quick answer: A Gwinnett County mechanics lien is eFiled through GSCCCA with the Deeds and Land Records division of the Gwinnett County Clerk of Court in Lawrenceville. Gwinnett requires electronic filing of real estate documents and ID verification. Georgia's 90-day deadline applies; see the Georgia deadlines and statutes.
Where Gwinnett County liens are recorded
In Gwinnett, liens are recorded by the Deeds and Land Records division of the Gwinnett County Clerk of Court, the office that serves the Superior, State, Magistrate and Juvenile courts. Its mailing address is P.O. Box 2050, Lawrenceville, and courier deliveries go to the Gwinnett Justice and Administration Center at 75 Langley Drive.
Gwinnett is direct about electronic filing: its Clerk's FAQ says that as of January 1, 2025, HB 1292 requires all real estate documents to be electronically filed, through GSCCCA eFile. Filers upload a government-issued ID, and the Clerk verifies it before the filing can go forward. Gwinnett's own lien guidance also lists the 90-day window from completion of work or the last day materials were furnished.
Recording and enforcement are separate steps. If a lien has to be enforced, the lien action is a lawsuit filed within 365 days, and the Notice of Commencement of Lien Action that follows it is recorded with this same Clerk's office within 30 days. Front-entrance construction at that building is scheduled from October 2026 through August 2027.
Finding the legal owner and legal description in Gwinnett County
The Gwinnett County Board of Assessors, also at the Justice and Administration Center, links to its Property Information Search, where we look up the owner of record and parcel number. The parcel number is what ties a street address to the right legal description in the Clerk's deed records.
Most Gwinnett residents live in unincorporated parts of the county, so a mailing address that says Lawrenceville, Snellville or Duluth doesn't mean the property is inside that city. The parcel record settles it.
Cities we file in across Gwinnett County
Wholly in Gwinnett County: Berkeley Lake, Dacula, Duluth, Grayson, Lawrenceville, Lilburn, Mulberry, Norcross, Peachtree Corners, Snellville, Sugar Hill and Suwanee. Mulberry is Gwinnett's newest city: its charter was signed in February 2024 and voters approved it in May 2024. Peachtree Corners incorporated June 30, 2012.
Partly in Gwinnett County: Auburn (also Barrow), Braselton (also Barrow, Hall and Jackson), Buford (also Hall), Loganville (also Walton) and Rest Haven (also Hall).
The biggest Gwinnett projects right now are county-led. Gwinnett and its redevelopment agency are assembling 87.5 acres at the old Gwinnett Place Mall for redevelopment, the county committed in 2025 to a $170 million-plus renovation and expansion of Gas South Arena, and Rowen, a nearly 2,000-acre research and business district, is planned along State Route 316. Around them, multifamily and retail infill and new subdivisions in the Dacula, Mulberry and Buford areas keep subs and suppliers busy.
What sinks liens in Gwinnett County
- Trusting the mailing address. A Buford, Braselton or Loganville address can sit in Hall, Barrow, Jackson or Walton County.
- Trying to file on paper. Gwinnett requires real estate documents to be eFiled, and eFilers have to clear ID verification.
- Unwitnessed or unnotarized documents. Gwinnett's Clerk requires documents to be witnessed and notarized before submission.
- Wrong parcel in a large subdivision. Lot numbers on the plat don't always match the county parcel number.
- Missing the 2-business-day owner copy after filing, which applies statewide. See the Georgia deadline table.
How LevelSet handles a Gwinnett County lien
- Intake. You send the job address, who hired you, your invoices and your first and last days on the job.
- Property check. We pull the owner and legal description from the Gwinnett County Board of Assessors' property search and confirm the parcel is actually in Gwinnett County.
- Statutory form. We prepare the claim of lien with the Georgia-required 395-day expiration language and the owner's right-to-contest notice, signed by Matt Rush as agent for the claimant and notarized.
- Recording. We eFile it with the Gwinnett County Clerk of Court through the GSCCCA eFile portal, with the ID verification Georgia now requires.
- Service. Within 2 business days of filing we mail the owner a copy by certified mail or statutory overnight delivery, and the prime contractor too when a Notice of Commencement is on file.
Example: a Gwinnett County deadline walk-through
Example: An HVAC sub finishes a Lawrenceville office build-out on June 2. The claim of lien has to be eFiled with the Gwinnett County Clerk of Court by August 31 (90 days), and the owner copy mailed within 2 business days after filing. If the job had a Buford address, we'd first confirm whether the parcel is in Gwinnett or Hall.
Lien deadline passed or the lien didn't pay?
