Unpaid on a north-metro job? LevelSet Collections prepares, records and serves Anoka County mechanics liens for contractors, subcontractors and suppliers working in Blaine, Coon Rapids, Andover, Ramsey, Fridley, Ham Lake, Lino Lakes and Anoka. Since 2020 we have filed more than 1,100 liens, and the whole Anoka filing is one all-inclusive price.
Quick answer: An Anoka County mechanics lien is recorded with the Anoka County Recorder/Registrar of Titles in Property Records & Taxation at 2100 3rd Avenue in Anoka, which accepts e-recording through CSC, ePN, Indecomm and Simplifile. The lien has to be recorded and served on the owner within 120 days. See the full Minnesota deadlines and statutes.
Where Anoka County liens are recorded
Anoka County liens are recorded by the Anoka County Recorder/Registrar of Titles, part of the Property Records & Taxation Division at 2100 3rd Avenue in Anoka. One office handles both abstract recording and the registrar of titles for Torrens land, and it takes documents in person or by mail at that address.
Anoka accepts e-recording through four submitters: CSC eRecording Solutions, ePN, Indecomm and Simplifile. We e-record Anoka liens, so the recording isn’t waiting in the mail while the 120 days run.
Finding the legal owner and legal description in Anoka County
Anoka County’s public property search, linked from the county’s land records page as “Find my property info,” gives us the owner and parcel. The same page links to recorded document access, which we use to pull the deed or certificate of title for the legal description.
The county also runs a Property Alert service that notifies signed-up owners of recordings against their property. An owner who has signed up may hear about the lien before our certified-mail copy arrives.
Cities we file in across Anoka County
Anoka County’s cities include Andover, Anoka, Bethel, Blaine, Centerville, Circle Pines, Columbia Heights, Columbus, Coon Rapids, East Bethel, Fridley, Ham Lake, Hilltop, Lexington, Lino Lakes, Nowthen, Oak Grove, Ramsey, Spring Lake Park and St. Francis, plus Linwood Township.
Blaine and Spring Lake Park are the trap. Ramsey County lists both as partly within its borders, so a job with a Blaine address can turn out to be a Ramsey County lien. We check the parcel’s county before drafting.
Anoka work is mostly new subdivisions and custom homes in Andover, Ramsey, Ham Lake and East Bethel, plus industrial and retail work along Highway 10 and I-35W. On the public side, Anoka County, MnDOT and the City of Ramsey rebuilt Highway 10 through Ramsey between Armstrong Boulevard and Sunfish Lake Boulevard, with a bridge over the BNSF railroad and interchanges at Ramsey Boulevard and Sunfish Lake Boulevard, scheduled to finish in spring 2026. Highway jobs run on payment bonds, not liens.
What sinks liens in Anoka County
- A Blaine parcel on the Ramsey County side. Blaine and Spring Lake Park straddle the line. The lien goes where the parcel is.
- A prime contractor without written notice. With no written contract, the prime contractor’s pre-lien notice has to be delivered within 10 days after the work is agreed on.
- Recording on day 120 and serving on day 121. Both have to happen inside the 120 days.
- Torrens land filed as abstract. The same office handles both, but the lien has to land in the right system.
- No foreclosure within the year. A lien that isn’t foreclosed within one year after the last item expires. See the Minnesota deadline table.
How LevelSet handles an Anoka County lien
- Intake. You send the job address, who hired you, your invoices, your work dates and your contract or pre-lien notice.
- Statutory form. We pull the owner and legal description from Anoka County’s property search and recorded documents, and prepare the sworn Minnesota lien statement.
- Notarization. Matt Rush, as agent for the claimant, signs and swears to the statement before a notary.
- Recording. We e-record it with the Anoka County Recorder/Registrar of Titles through CSC, ePN, Indecomm or Simplifile.
- Service. We serve the owner by certified mail inside the 120 days and send the general contractor a copy.
Example: an Anoka County deadline walk-through
Example: A roofing contractor agrees on April 6 to re-roof a Coon Rapids house for the owner, with no written contract. Its pre-lien notice has to be delivered to the owner personally or by certified mail by April 16 (10 days). The roofer finishes on May 20, so the lien statement must be recorded with the Anoka County Recorder and served on the owner by September 17 (120 days).
