Quick answer: A Dakota County mechanics lien is recorded with Dakota County Property Taxation & Records at the Administration Center, 1590 Highway 55, Hastings, where in-person recording is by appointment only. Most Dakota property is abstract, but some is Torrens. The lien has to be recorded and served within 120 days. See the full Minnesota deadlines and statutes.
Where Dakota County liens are recorded
Dakota County doesn’t use a stand-alone recorder’s office name. Liens are recorded by Property Taxation & Records at the Administration Center, 1590 Highway 55, in Hastings, the county seat at the far east end of the county. In-person recording is offered only at the Hastings office, and only by appointment.
By mail, documents go to the same Hastings address, attention Document Recording, with a cover letter, fees, a self-addressed stamped envelope and a phone number. The county says originals come back in about 1 to 2 weeks. For a contractor in Lakeville or Eagan, that means either a drive to Hastings on an appointment or a lien sitting in the mail while the 120 days run, so we handle the recording for you.
Finding the owner, and whether the land is Torrens
Dakota County says most of its property is abstract, but some is Torrens, where the owner holds a certificate of title. The county’s Property Information Search on its GIS site shows property details, tax statements and valuation notices by parcel ID or house number, and a map layer shows whether a parcel is abstract or Torrens.
We check that layer on every Dakota lien, then pull the legal description from the deed or certificate of title. New subdivisions in Lakeville, Farmington and Rosemount are platted in additions and phases, so the lot and block on the lien have to match the current plat.
Cities we file in across Dakota County
Dakota County has 22 cities and 12 townships. The cities include Apple Valley, Burnsville, Eagan, Farmington, Hastings, Inver Grove Heights, Lakeville, Mendota Heights, Rosemount, South St. Paul and West St. Paul, along with small cities like Coates, Hampton, Lilydale, Randolph and Vermillion. Rural jobs in townships like Castle Rock, Eureka and Nininger are recorded in the same Hastings office.
Watch the edges. Northfield is on Dakota’s list but most of the city is in Rice County, and Cottage Grove, across the Mississippi, is in Washington County.
Dakota work is heavy on new single-family subdivisions, warehouses and distribution buildings, and retail along the I-35 and Highway 52 corridors. The county’s current road projects include the 145th Street (County Road 42) interchange improvements at Highway 52 in Rosemount, the 117th Street reconstruction in Inver Grove Heights, and Pilot Knob Road and 150th Street work in Apple Valley. County road work runs on payment bonds, not liens.
What sinks liens in Dakota County
- Walking in without an appointment. Dakota only records in person at Hastings, by appointment.
- Mailing on day 115. Mailed originals take 1 to 2 weeks to process. The lien may not be recorded inside 120 days.
- Missing the Torrens layer. Most of Dakota is abstract, so it’s easy to assume. A Torrens parcel needs the lien on the certificate of title.
- A Northfield job in the wrong county. Most of Northfield is in Rice County. Check the parcel first.
- A supplier skipping the 45-day notice. On a new home, the supplier’s pre-lien notice to the owner is due 45 days after first delivery. See the Minnesota deadline table.
How LevelSet handles a Dakota County lien
- Intake. You tell us the job address, who hired you, what you’re owed, your first and last delivery or work dates, and when you sent the pre-lien notice.
- Statutory form. We check ownership and Torrens status in the Dakota County Property Information Search and draft the sworn Minnesota lien statement with the current plat description.
- Notarization. Matt Rush swears to the lien statement as the claimant’s agent, and a notary acknowledges his signature.
- Recording. We record it with Dakota County Property Taxation & Records in Hastings and confirm it’s recorded.
- Service. The owner is served by certified mail within the 120 days, and the general contractor gets a copy.
Example: a Dakota County deadline walk-through
Example: A lumber supplier makes its first delivery to a new single-family home in Lakeville on June 2 and its last on September 15. The pre-lien notice to the owner is due by July 17 (45 days after first delivery). The lien statement must be recorded in Hastings and served on the owner by January 13 (120 days after September 15).
