Quick answer: An Oklahoma County mechanics lien is a sworn lien statement filed with the Oklahoma County Clerk at the Annex Building, 320 Robert S. Kerr Avenue, #203, in downtown Oklahoma City. The general contractor has 4 months to file, while subs and suppliers have 90 days and usually owe a pre-lien notice within 75 days of their last work. See the full Oklahoma deadlines and statutes.
Where Oklahoma County liens are filed
Oklahoma County lien statements are filed with County Clerk Maressa Treat in the Oklahoma County Annex Building, 320 Robert S. Kerr Avenue, #203, Oklahoma City, open 8 a.m. to 5 p.m. weekdays except holidays. Land records fall under the clerk’s Registrar of Deeds section, and the clerk runs its own e-filing portal for recorded documents.
The clerk also posts the forms that follow a lien: a Release of Mechanic’s Lien and a Notice of Cash Bond to Discharge Mechanic’s or Materialman’s Lien, which an owner can use to bond the lien off the property. We e-file Oklahoma County liens through the county’s portal so a 90-day deadline isn’t lost in transit.
The SAI 4064 form and finding the owner
The Oklahoma County Clerk publishes the state’s Mechanic’s Lien Statement of Claim, form SAI 4064, revised in November 2024. It asks for the amount in numbers and words, what the claim is for, when the work or materials were supplied, the contract it was done under, the owner’s name and the legal description, with an itemized statement attached as Exhibit A. Page two is a sworn affidavit that the names, the property description and the account are just, true and correct, signed before a notary.
For the owner and legal description we use the Assessor’s Parcel Database, which shows current ownership, value and the legal description, and the OK County Map for the parcel itself. We then check the deed in the clerk’s land records search before drafting.
Where we file across Oklahoma County
Oklahoma County takes in Oklahoma City, Edmond, Midwest City, Del City, Bethany, Choctaw, Harrah, Jones, Luther, Nichols Hills, Nicoma Park, Spencer, Warr Acres, The Village, Forest Park, Valley Brook, Smith Village and Woodlawn Park. Every lien in those cities, and in the unincorporated county, is filed with the same County Clerk downtown.
An Oklahoma City address isn’t proof of an Oklahoma County parcel, so we confirm the county from the Assessor’s record before filing anything.
Oklahoma County work runs from downtown and Bricktown towers, conversions and apartments to new subdivisions in Edmond and Choctaw and industrial jobs along the I-35 and I-40 corridors. On the public side, county commissioners approved a bond sale on August 20, 2025 to start construction on the new Oklahoma County Detention Center. Public projects in Oklahoma run on payment bonds, not liens.
What sinks liens in Oklahoma County
- A missing Exhibit A. The SAI 4064 statement expects an itemized account attached as Exhibit A.
- An affidavit that doesn’t match. The sworn affidavit vouches for the owner, contractor and claimant names and the property description. If they’re wrong, the lien is exposed.
- A sub that skipped the pre-lien notice. Most subs and suppliers need it within 75 days of their last work, and on owner-occupied homes it’s required regardless of the amount.
- Using the GC’s 4 months as a sub. Subs and suppliers have 90 days, not 4 months.
- No owner addresses for the clerk. The clerk notifies the owner, so the filing needs the owner’s addresses. See the Oklahoma deadline table.
How LevelSet handles an Oklahoma County lien
- Intake. You send the job address, who hired you, your itemized statement, your last day on the job and any pre-lien notice already sent.
- Statutory form. We pull the owner and legal description from the Assessor’s Parcel Database, confirm the county, and prepare the SAI 4064 statement with Exhibit A.
- Notarization. Matt Rush signs the statement and swears to the affidavit as agent for the claimant before a notary.
- Recording. We e-file it with the Oklahoma County Clerk through the county’s recorder portal.
- Service. We give the clerk the owner’s addresses for its notice to the owner, send the pre-lien notice if one is still due, and copy the general contractor.
Example: an Oklahoma County deadline walk-through
Example: An electrical subcontractor’s last day on a Midwest City retail build-out is April 14. Its pre-lien notice has to go out by June 28 (75 days), and its lien statement has to be filed with the Oklahoma County Clerk by July 13 (90 days), with the owner’s addresses supplied so the clerk can mail the owner notice within 5 business days of filing.
